February 2026 Market Update | Deep Creek Lake Real Estate

The Garrett County real estate market continued its strong start to 2026. February brought significant increases in both sales volume and home prices compared to the same time last year, highlighting continued buyer interest and confidence in the local market.

Here’s how the numbers compare year over year:

Sold Activity and Pricing

Total Sold Dollar Volume: $21,875,199, up 104.62% from February 2025
Average Sold Price: $660,225, up 35.78%
Median Sold Price: $459,000, up 25.75%
Units Sold: 31 homes, up 47.62%
Average Days on Market: 117 days, up from 92 days last year

February saw a major jump in overall sales activity. Nearly 50% more homes sold compared to February 2025, and total dollar volume more than doubled. Rising home values were also a big part of the story, with both average and median prices showing strong year-over-year gains.

Homes sold for an average of 90.8% of their original list price, demonstrating that buyers remain active and competitive when homes are priced appropriately.

Inventory and New Activity

Active Listings: 165 homes (down 7.3% year over year)
New Listings: 32 (down 39.62%)
New Pendings: 25 (down 16.67%)
All Pending Sales: 35 (down 28.57%)

Inventory declined compared to last year, particularly in new listings. Fewer homes came to market in February, which can create opportunities for sellers who are considering listing their property.

Pending activity was slightly lower year over year, but buyers are still actively purchasing homes, as reflected in the strong increase in closed sales during the month.

Inventory levels remain relatively tight, which continues to support home values across the county.

What This Means for Sellers

February’s numbers highlight strong pricing power and solid demand for Garrett County homes. If you’ve been thinking about selling, the current market conditions reinforce the importance of:

• Strategic pricing from the beginning
• High quality marketing and presentation
• Working with experienced local professionals who understand buyer demand

With fewer homes entering the market, well positioned listings can attract strong interest from buyers looking for homes in the Deep Creek Lake area.

What This Means for Buyers

Even with rising home prices, opportunities still exist across the market. Buyers who are prepared and working with knowledgeable local agents can still find great options in a variety of price ranges.

With fewer new listings entering the market, it’s important for buyers to stay informed and be ready to act when the right property becomes available.
