July 2026 Market Update | Deep Creek Lake Real Estate

Garrett County real estate showed strong momentum in July! Sold dollar volume, average sold price, and median sold price all increasing compared to last year. While the number of homes sold was slightly lower, buyer activity remained very strong, especially when looking at pending sales heading into late summer.

  • Sold Dollar Volume: $31.8M, up 25.20% from July 2025
  • Units Sold: 45 homes sold, down 2.17%
  • Median Sold Price: $400,000, up 25.00%
  • Average Sold Price: $670,012, up 30.18%
  • Average Days on Market: 63 days, down 5.97%
  • Average Sold Price to Original List Price Ratio: 91.5%, slightly down from 92.0%
  • Active Listings: 260, down 12.46%
  • New Listings: 60, up 17.65%
  • All Pendings: 95, up 75.93%

What the July Numbers Tell Us

July brought encouraging signs for both buyers and sellers in the Garrett County and Deep Creek Lake real estate market. Sold dollar volume increased by more than 25% compared to last July, even though the number of homes sold was nearly even with last year. That points to stronger pricing and continued demand in higher-value segments of the market.

The median sold price rose to $400,000, up 25% year over year, while the average sold price increased to $670,012.

Inventory is also worth watching. Active listings were down compared to last year, but new listings were up more than 17%, giving buyers some fresh options during the busy summer season. At the same time, pending activity jumped significantly.

Of the 45 homes sold in July:

  • 18 sold in 30 days or less
  • 25 sold in 60 days or less
  • 15 were cash purchases

  • 1 was financed with a VA loan

This shows that buyers are still active and ready to move when the right property is available. Cash continues to be an important part of the local market, but conventional financing remains the most common path for buyers.
