Spring is starting to show in Garrett County, and while March brought a shift in activity, it also reinforced a trend we’ve been watching all year—prices remain strong.
Sold Activity and Pricing
March saw 25 homes sold, down from 37 last year. While unit sales slowed, pricing told a very different story.
- Average sales price climbed to $773,436, a 15% increase year over year
- Median price rose to $567,500, up nearly 13%
Even with fewer transactions, buyers continue to compete for quality properties.
Homes did take a bit longer to sell, with average days on market increasing to 146 days, compared to 112 last March. This points to a more measured pace, where pricing and presentation matter more than ever.
Inventory and New Activity
Inventory remains tight compared to last year, though new activity slowed in March.
- Active listings dropped 9% year over year
- New listings declined nearly 20%
- Pending activity also eased, with 31 new pendings compared to 40 last March
Fewer new listings combined with steady buyer demand continues to support pricing, even as overall transaction volume dips.

What It Means for Buyers and Sellers
The March market reflects a familiar pattern: lower inventory and fewer sales, but rising home values.
For sellers, this is an opportunity. With less competition and strong pricing trends, a well-positioned home can still stand out and command attention.
For buyers, patience and preparation are key. While there may be slightly less urgency than in past years, desirable homes are still moving and often at strong price points.
The Bottom Line
As we head deeper into spring, the Garrett County market continues to balance out. Activity may be more selective, but the fundamentals remain solid.
If you are thinking about buying or selling, having the right strategy from day one makes all the difference.
