Prices Stay Strong, Buyers Remain Active

Home values continue to rise across Garrett County, with both average and median prices posting double-digit gains. The average sold price reached nearly $652K, marking one of the highest figures of the year. Even with more homes available, motivated buyers are still stepping up—particularly cash buyers, who made up almost 40% of all September sales. This trend has helped keep transactions smooth and closings quick.

Inventory on the Rise

Active listings totaled 244, an increase of nearly 10% compared to last year. The rise in inventory gives buyers more choices while keeping the market healthy and competitive. New pendings were especially encouraging, up nearly 79%, signaling strong buyer interest heading into fall.

What’s Selling

Detached homes accounted for the majority of sales with an average price of $695,431, up more than 26% from last year. Attached homes also had a standout month, with average prices soaring 78%. These figures reflect solid confidence in both year-round and vacation home markets.
